The Triangle
The Triangle is a tested and proven methodology developed specifically for multi-housing communities. The three points of the triangle point to Property Management, Local Law Enforcement, and Security, with the Community at the center. This unique approach to Community Security was developed by the owner and management of Double Eagle Security while serving a group of multi-housing communities. We understood the need to involve all relevant authority figures in order to achieve the most ideal living and working environment in the communities that we serve.
Without the support and backing of the Property Management, Security effectively loses it's "teeth." In order to be successful, Security needs a clear understanding and expectation of responsibilities from the Property Managers, and the residents need to know that Management will support the decisions made by Security. For example, private property citations are an excellent way to encourage residents to follow the lease rules and regulations, but if they know that the Property Managers will not follow through, the citations no longer carry any weight, and Security will have a much more difficult time gaining compliance.
Local Law Enforcement also plays a big role in the community. It goes without saying that both Residents and Property Management would prefer to minimize the need for Local Law Enforcement to be on the property, and most Police Agencies and Sheriff's Departments would prefer to spend their time on more than simple nuisance calls. Double Eagle's cooperative approach is extremely unique in the Security field. We work to earn the trust and confidence of Local Law Enforcement so that they feel comfortable leaving the "nuisance" calls to us. The residents are happier because they aren't faced with criminal charges, citations, or a confrontation with the police; Property Management is happier because the Police aren't on the property as much; and Local Law Enforcement is happier because they are able to devote their time to more pressing calls. In our experience using this method, Local Law Enforcement was typically happy to walk away from a situation that would have normally resulted in a criminal citation because they knew that the individual in question would be receiving a private property citation from us. We are able to act as a "buffer" between the residents and the Police, and most people would agree that they would much rather deal with Security than with the Police.
If any one of these three points are missing, the triangle fails, and the ideal environment is lost. Our years of experience have shown that, while there are other ways to gain compliance from residents and the public, this cooperative approach achieves much quicker results with happier residents, and much less stress.
